Our goal is for it to “cost” you nothing! That’s because the “price” of your fully installed, ready-to-rent backyard home is covered by a bank loan and the “deposit” is covered by the equity in your existing home. And since mortgage payments are met from the rent you receive for the home, then the actual cost to you should be zero.

Auckland City Council sets the maximum size for a “minor dwelling” at 65 square metres excluding the deck, which is a further 20 square metres. That’s enough for a lovely two bedroom home!

Getting the mortgage and the Building Consent should take less than six weeks. The building of the home will take around nine weeks, followed by a week to complete installation onsite. However, there can be a delay in starting to build, after getting the building consent, because building capacity is limited and demand is high! (So the sooner you order your new backyard home, the better.)

In some rare cases, yes. Our investigations include a “Geotech report” which ensures the ground is suitable for our standard foundations. If not, we may need an engineer to design the foundations and these may come at extra cost. However, we will still give you a FIXED price for your fully-installed backyard home.

Yes. We take care of all drawings, Geotech investigations and make the application to council on your behalf.

Yes, of course. (You need this to legally rent the home.) You’ll also get an Electrical Certificate and, in accordance with the Building Act, a 10 year workmanship guarantee.

At the moment we supply homes in Auckland only, but we plan to expand into other cities soon.

Rents will rise over time of course, but, based on average rentals for 2-bedroom homes in Auckland (and assuming interest rates are stable) then you can expect a pre-tax income surplus of around $10,000 per year. Let us work out the exact numbers based on your property.

A Resource Consent application is an expensive and time-consuming process, which has long been an obstacle to growing the supply of new homes in NZ. Luckily, the Auckland City Council has declared that certain residential zones in the Unitary Plan do NOT require resource consent for a minor dwelling – only a Building Consent.

If your property is in a suitable residential zone then no additional parking is required. Street parking is acceptable.
